As another hot summer draws to a close, this issue highlights several exciting projects recently completed.  They include a suburban activity center shaping a progressive plan for its future, the first mixed use industrial district in Lexington and yet another exemplary planning process by the City of Suwanee.

Blueprint North Fulton
Over the last year, Urban Collage, Inc. has been working with the North Fulton Community Improvement District (CID) to develop a Master Plan for the GA-400 commercial corridor in North Fulton County.  The Conceptual Plan for Blueprint  North Fulton delineates three character areas: North Point Activity Center Node, Old Milton Parkway Node and Windward Parkway Node, based on the geographic expanse of the CID and market challenges.  The plan will outline priority transportation and community improvement projects that help create a more balanced, sustainable North Fulton and provide direction for CID initiatives and expenditures over the next five years.  The final plan will be unveiled in October 2008.
Lexington Distillery District
The Lexington Distillery District, situated on 25 acres just west of Rupp Arena and the Convention Center, is envisioned as an exciting mix of entertainment, hotel, restaurant, office, arts and residential uses drawing from the city's cultural heritage as home to several bourbon distilleries.  The plan calls for reclaiming the historic fabric of industrial buildings on Manchester Street and major investment in public improvements, including environmental cleanup, floodplain control, streetscapes, public art and building the Town Branch Trail alongside the creek that gave rise to Lexington.  Following outreach to neighbors and stakeholders, negotiations are ongoing with the Lexington-Fayette Urban County Council to create on of the city's first TIF projects.
Suwanee Comp Plan
Urban Collage worked with the City of Suwanee over the last year to help develop and prioritize a comprehensive plan that will accommodate the city's future growth.  The process called for facilitated community meetings and workshops that helped target issues and concerns regarding land use, housing, transportation, economic development, community facilities, natural resources and preservation.  The City was divided into ten character areas, each of which was approached with unique solutions and ideas that would help the City reach its overall vision and goals.

 

Senior Planner Gets Married!
This summer, Kadu Badami took a short leave to travel to India and get married among friends and family in a grand ceremony that included both Maharashtrian and Tamilian wedding traditions.  Congratulations to Kadu and her new husband, Mayur, during this exciting time!

 

 

John Skach Published in Economic Development Journal!

Senior Associate John Skach was recently published in the "Economic Development Journal" as part of a team focusing on the redevelopment of brownfields.  The article, entitled The Economic Development - Urban Design Link in Brownfield Redevelopment, reviewed Atlantic Station in Atlanta as a case study for brownfield redevelopment.  Congratulations to John on the great accomplishment!

 

 

Southend Park CD's
The mark of a successful plan is implementation.  By that yardstick, the Southend Design Guidelines must be considered a rousing success.  Hot on the heels of their completion, Urban Collage - in conjunction with Murphy + Graves Architects - has created construction documents for new affordable housing in the Southend Neighborhood.  The new home designs represent a new approach to redevelopment:  context-sensitive design with contemporary amenities, making Southend a desirable neighborhood for decades to come...

 

Dahlonega City Hall Study

Dahlonega's vision of providing its citizens with a higher quality of life was outlined in the city's Downtown Master Plan.  The city continued to pursue this vision through a site evaluation exercise that was designed to help determine the most suitable site for its future city hall.  Three potential sites were studied, compared and evaluated based on visual connection, accessibility, connectivity to the downtown, continuity with the Master Plan, functionality, adaptability, the capability to expand and cost factors.  Based on the comparisons, the City Council is considering the site that most strongly reinforces the city's vision of sustainability and importance of community.

 

Jimmy Carter/Buford Highway Overlay Adoption

To insure that the future would bring quality redevelopment to southwest Gwinnett County, the Gwinnett Village CID aggressively sought to implement an overlay zoning district - consisting of an incentive-based code and complementary set of design guidelines - for the areas along two aging and underdeveloped strip corridors.  The efforts towards innovation and consensus-building paid off:  The County has since taken the overlay and is working towards applying it to the district while the City of Norcross quickly adopted it in the Summer of 2008.
