Spring has found economic growth booming across the Southeast.  The leaves are out on recently installed streetscapes, new buildings are being erected at a rapid pace and important planning decisions are being made that will change the face of our communities.  Please take a moment to check out our recent accomplishments and exciting new projects below.

Centex Homes
As part of Urban Collage's expanding work in the public sector, Centex Homes has hired Urban Collage to help reposition several of its metro Atlanta developments.  One of the first collaborations is Cobblestone, a new townhome community in DeKalb County (just south of the Brookhaven area).  Urban Collage helped redesign the facades to achieve a more "urban/craftsman" character.  Construction is underway and pre-sales are already off to a hot start.
Lexington Southend Design Guidelines
Urban Collage was hired by EHI Consultants and the Lexington-Fayette Urban County Government to develop a pattern book to guide the redevelopment of the Southend Park neighborhood located at the western edge of Downtown Lexington, KY.  These recommendations, which are in their finishing stages, will help shape the character of new development along the planned Newtown Pike Extension and guarantee high quality affordable housing options.
English Avenue Redevelopment Plan Update
Urban Collage is currently finishing up work on updating a redevelopment plan for the historic English Avenue neighborhood in Downtown Atlanta.  The plan begins where the original 1998 plan left off by gathering community input to generate strategies to improve neighborhood safety, identify new "catalytic" development projects and prioritize new public investment in the area.  The plan will also serve as a precedent for developing standards for new infill housing construction within the City of Atlanta.

Associate Completes L.E.A.D Atlanta Program
Trupti Kalbag (pictured left) recently completed the L.E.A.D Atlanta program, a Leadership Atlanta initiative for young professionals. As part of the L.E.A.D Class of 2006, Trupti had the opportunity to work on diverse community issues, gaining skills in decision-making, critical thinking and effective leadership.

Principal named Chair of Peachtree Corridor Taskforce
Stan Harvey  recently became co-chair of the Planning & Design Technical Committee (alongside Dean Thomas Galloway of GA Tech) for this important visioning effort.  This study, which was initiated by Mayor Shirley Franklin, will develop a comprehensive vision of Peachtree Street, including investigating the feasibility of instituting a streetcar along this signature street from Downtown to Buckhead, determining opportunities for new development, updating zoning efforts and outlining future land use.

Principal named Chair of Sandy Springs Urban Design Committee
Bob Begle  was recently named chair of the Urban Design Committee for the City of Sandy Springs.  The city, which recently became its own jurisdiction, has raised its awareness for the importance of planning in the last several years.  In this position, Mr. Begle will be one of the key decision makers overseeing the quality of new developments throughout the area.


 

 

 

 

 

Capitol Homes on the Rise
The redevelopment of the Capitol Homes Public Housing site is beginning to take shape (see photo at left).  The project, which sits along Memorial Drive in the shadow of the State Capitol Building, will include over 800 new housing units, several neighborhood-serving retail establishments, new green space and amenities such as a fitness center, swimming pool and multi-use trails.  The re-named "Capitol Gateway" will serve as a precendent for incorporating a variety of subsidized affordable housing units with new market-rate rental and for-sale apartments.  Urban Collage completed the redevelopment plan in 2004 in association with the Atlanta Housing Authority, Integral Properties, Trammel Crow Residential and Urban Realty partners in an effort to transform this historic portion of the city.

Brookhaven on the Fast Track
The Brookhaven Livable Centers Initiative (LCI) Plan, sponsored by the Atlanta Regional Commission (ARC), was completed by Urban Collage in early 2006.  Since then, not only has the plan been officially adopted by the DeKalb County Board of Commissioners, but the community has recieved a grant to write a zoning overlay district for their area.  The area is currently being transformed with several new mixed-use projects proposed and under construction along Dresden Drive (photo simulation to left) and Peachtree Road.

 

BeltLine 5-year Work Plan Unveiled
The Atlanta Development Authority (ADA) recently distributed the work plan for the first 5 years of the visionary BeltLine project.  The project, which incorporates new parks, trails and development along a proposed 22-mile transit loop, will comprise over $400 Million in investment in this first phase.  Urban Collage has been integrally involved in recent efforts to advance this transformative project, including the BeltLine TAD Feasibility Study, the BeltLine Redevelopment Plan and the 5-Year Work Plan.
